Its southern counterpart reaches 66 stories and is dedicated entirely to 228 private residences, creating a vertical community that blends hospitality and ownership under one roof.

The development is being shaped by Kohn Pedersen Fox, whose design combines sleek modernism with elegant proportions, and it introduces two architecturally distinct towers that will dominate the skyline of Brickell Key.

The northern structure rises 33 stories and will host a Mandarin Oriental hotel offering 121 guest rooms, alongside 70 private residences and 28 turnkey Hotel Collection residences. Its southern counterpart reaches 66 stories and is dedicated entirely to 228 private residences, creating a vertical community that blends hospitality and ownership under one roof.

Project Details

The Residences at Mandarin Oriental, Miami represent Swire Properties’ largest luxury residential undertaking to date and mark the company’s inaugural branded residential brand worldwide. Construction is proceeding on schedule, with completion slated for 2030, and the site already reflects a high level of coordination among architects, engineers, and interior specialists.

Overall sales across both towers have exceeded $1.7 billion, a figure driven largely by strong interest from buyers based in the United States. In the single year of 2026, the development recorded more than $620 million in transaction value, showing the market’s appetite for premium waterfront living.

Since the opening of the Signature Gallery in May, the northern tower has recorded a 25 percent sell-through rate, while the southern tower has reached an 80 percent threshold. Two crown penthouses were each purchased for $49.9 million, bringing the combined price of those top-level units close to $100 million.

Summer Sales Surge and Penthouse Record Prices

During a three-month summer window in 2026, the development generated more than $150 million in new sales. This volume arrived at a time when luxury residential activity typically slows. The result highlights sustained buyer interest throughout the season.

Two crown penthouses each sold for $49.9 million, establishing mainland Miami records for condominium price and price per square foot, at approximately $6,300.

New began less than six months after the controlled demolition of the former Mandarin Oriental hotel on Brickell Key. The timing reflects the developer’s long-term vision that originated with the island’s evolution and continued through Brickell City Centre. The demolition cleared the way for expanded waterfront amenities integrated into the new design. The new project marks the next chapter for the waterfront site.

Location and Design

Situated on Brickell Key, a 44-acre island enclave, the project enjoys a blend of waterfront privacy, sweeping panoramic views, and immediate connectivity to the busy districts of Brickell and downtown Miami. The island setting provides a natural buffer from the city’s traffic while still offering easy access to urban amenities.

The design team includes acclaimed architect Laura Gonzalez, who shaped the private residences in the north tower, and Tristan Auer, whose vision guides the interiors of the south tower. Outdoor design by SHMA contributes a lush, nature-focused aesthetic to the shared gardens, terraces, and promenade areas, creating a seamless indoor-outdoor experience for residents.

Units in the northern tower are offered in configurations ranging from two- to four-bedroom layouts, each featuring generous living areas, private elevators, and dedicated entry lobbies. The southern tower presents a broader selection, with residences spanning two- to five-bedroom formats, all designed to maximize space, light, and views of the surrounding water.

Amenities and Services

Pricing for the remaining units in the south tower begins at $7 million, while the north tower’s unsold inventory starts at $4 million.

He described the ceremony that marked the start of construction as a significant milestone in the company’s long-term strategy for Brickell Key.

“Breaking ground on The Residences at Mandarin Oriental, Miami marks another important milestone in Swire Properties’ long-term vision for Brickell Key,” said Tim Blackburn, Chief Executive of Swire Properties.

“Our ambition is to create an exceptional hotel and residences that bring together memorable experiences, outstanding craftsmanship and the legendary service that defines Mandarin Oriental. Today marks an important step in bringing that vision to life and creating an enduring connection with Miami and its community.”
